The sales crisis in Bordeaux is also putting pressure on vineyard prices. Between 2018 and 2025, vineyards in almost all major appellations lost significant value. Areas already under economic pressure for years are particularly affected. In the Médoc, the average price per hectare fell by about 82 percent over seven years: from 55,000 to just 10,000 euros. This is reported by the British online magazine The Drinks Business citing the French regional newspaper Sud Ouest.
Values in the satellite appellations of Saint-Émilion also collapsed. There, the average price fell from 95,000 to 25,000 euros per hectare – a decline of nearly 74 percent. In Haut-Médoc, the decrease is 62.5 percent. Areas for Bordeaux Rouge lost about 61 percent, while in Blaye Côtes de Bordeaux it was 60 percent. Prices for Bordeaux Blanc nearly halved. In Fronsac, they fell by 50 percent, and in Lalande-de-Pomerol by nearly 46 percent.
Even the most renowned origins could not escape the downward trend, but proved to be relatively stable. In Pauillac, the average price per hectare has fallen from 2.2 to 1.7 million euros since 2018. Margaux lost about 27 percent and now stands at 800,000 euros per hectare. In Saint-Émilion, the value dropped from 270,000 to 200,000 euros. A decrease of 37.5 percent is reported for red Graves areas, and for Sauternes, it is just over 33 percent.
The price decline is primarily driven by the decreasing demand for Bordeaux wine. In the twelve months leading up to the end of March 2026, 2.98 million hectoliters were sold – twelve percent less than in the previous year. This marks the first time in decades that sales have slipped below the three million hectoliters mark.
Between 2023 and 2026, nearly 30,000 hectares of vines are expected to have been uprooted. About two-thirds of this is accounted for by state-supported programs with compensation of 4,000 or 6,000 euros per hectare. Nevertheless, Gironde remained France's largest wine-growing department in 2025 with 91,264 hectares.
